Solstice Point is a mixed-use scheme in Camden, London, consisting of 16 residential units, office space and an underground car park. The project was designed to fit between the Grade II listed Georgian terrace of Delancey Street and Parkway, whilst also providing a new identity to a corner position. The site location can be described as a line of urban transition. The defining feature, a 20m deep railway cut, is not immediately obvious. It has, however, far reaching implications for the surrounding urban forms. The physical cut in the surface of the area at this junction has precluded development, other than lightweight single storey structures. Nick Baker Architect’s however delivered Solstice Point without any disruption to the rail services to provide a 5 storey scheme where a single storey building once stood. The development uses a 7m cantilever to make maximum advantage of the complex site. In response to the existing urban context a fluid form which reduced when viewed from the varying local approaches was proposed. Additionally, horizontal banding of the building form maintains the visual ‘grain’ of the existing neighbouring urban blocks, whilst still providing a strong urban presence. Inserting modern buildings into conservation areas involves contextual understanding and consideration. The Grade II listed terrace of Delancey Street are a product of its own time. Dynamic in form yet formulaic in feature, the urban ‘curve’ has similarities to the grander Nash terraces of Regents Park. All contemporary buildings of their eras. Solstice Point is contemporary in its design characteristics. The cantilevered structure enabling the curved form and the inclusion of renewable energy systems on the building’s façade identify the proposal’s intent of expressing its sustainable credentials as a note to the design considerations of it time. The design was the result of detailed pre-planning collaboration with the planning team at Camden. Consultees included English Heritage and the local Conservation Area Association Committees. The adjoining properties on Delancey Street form a Grade II listed terrace which required sensitive urban consideration.
