Alteration to existing property, Listed Building - Grade II, Within a Conservation Area
Completed in 1885, Wynnstay Gardens was one of the first purpose-built portered mansion blocks in this area of the borough, and has been fortunate to retain much of its original charm and features. This project involved the refurbishment and reconfiguration of a four bedroom apartment for a young family who were relocating from France. The design brief was to sensitively refurbish the entirety of the existing flat to a high contemporary standard; increase both bedroom numbers, and sizes; and install new bathrooms throughout. Nash Baker Architects sought to retain and restore the original character of the apartment, whilst addressing the requirements of a modern young family. By increasing the opening between the reception rooms, we were able to form a single family space; with a flowing kitchen, dining and living space. Relocating the kitchen to the main reception room provided a new central ‘heart’ to the apartment, and also enabled the additional bedroom and bathroom space required. Furthermore, a shower room was re-purposed to become a plant and utility room, and bespoke cupboards were formed in the hallway to fulfil storage needs. This complex project required planning consent, as well as landlords consent from the building management company. Floors and ceilings were acoustically upgraded, and, to satisfy residents’ concerns, a new fully waterproofed floor with leak detection system was installed to the new kitchen. Other works included: Bespoke fitted joinery, new floor finishes, floor reinforcement for free standing bath, thermally and acoustically upgraded sash windows throughout, and the installation of new electrical and mechanical services.
