Bayswater House is in the Westbourne conservation area. The proposed development seeks to rebuild the existing 1970s rear extension which is architecturally undistinguished and poorly laid-out with an aesthetically pleasing high quality contemporary architectural design that is sympathetic to its surroundings and the general character of the area. The projecting room at lower ground floor level creates a solid plinth for a light glazed structure to sit back on; this glazed element aligns with the main house and connects the main internal living spaces with views of the garden. A strong vertical element reflects the proportions of the existing side wing and visually connects the lower and upper floors. Timber louvres provide for passive shading and privacy while also soften the appearance of the glazed wing. A sedum roof provides additional habitat for wildlife and pleasant views from high windows.
