This new build apartment project occupies a highly sensitive site adjacent to a listed building, presenting both architectural and planning challenges. Following the refusal of a previous scheme, MSA Architects were appointed to re-envision the development and lead a more considered design and planning strategy. A detailed pre-application process was undertaken, during which three distinct design options were prepared and presented to the local planning authority. This collaborative approach allowed key issues of scale, massing, materiality, and heritage impact to be explored openly, resulting in a clear and supported design direction. The final proposal adopts a contemporary architectural language expressed as two clearly defined forms. A robust brick plinth, constructed using insulated concrete formwork (ICF), provides a strong and contextual base that responds to the neighboring listed building. Above, a lightweight, barn-like prism cantilevers over the plinth, constructed using SIPs and finished with clay tiles to soften its presence and reference local vernacular forms. The contrast between solid and lightweight elements creates a balanced composition that is both modern and respectful of its setting. The scheme demonstrates how contemporary residential architecture can be successfully delivered on constrained and sensitive sites through early engagement, clear design rationale, and careful material selection.
