Alteration to existing property
By 2018, their existing Citadel had succumbed to irredeemable structural issues, and the Salvation Army Isle of Man Corps found itself in dire need of a new home: not only a place of worship but also a base from which to deliver their programme of charitable community work to the Isle of Man, as they have done for 140 years. Site Procurement After a long and challenging search for a suitable site, the Corps acquired the former British Red Cross headquarters, a two-storey office building located in the Isle of Man Business Park. Challenges Overcome As design architects, lead consultants, and contract administrators, we were minutely involved in this project from inception to completion. The synergy, collaboration, and creativity exhibited by the project team have resulted in an exceptional project, achieved despite budget constraints, supply chain disruptions, and a challenging Planning approval process. Architectural Vision and Execution Modus Architects was tasked with transforming the site into a warm, welcoming, and sustainable community building in the office park. The functional programme included a multifunctional community hall, a community lounge, a commercial kitchen, meeting rooms, administration offices, and counselling facilities for the Corps’s Debt Advice Centre. Design Philosophy The guiding philosophy was to create a space with "open arms" to welcome people in. This vision materialised as a humble, open-fronted shed that beckons to passersby by revealing the interior space and its construction, creating a feeling of welcome and openness. Technical Solutions Natural ventilation, radiant floor heating served by an air source heat pump, and solar photovoltaic systems were key sustainable solutions implemented to reduce energy consumption.
