The site we were asked to look at had been refused 4 times over a 10 year period due to being in the open countryside and curtilage to a Grade II listed buildings. A badger set, tree root protection zone and a blind entrance were also restrictions on the site. Planning approval was successfully gained for a new dwelling with detached double garage. The value of the field increased from around £5,000 to £80,000 with Outline Consent only.
