Hackney Lofts is a skilful deep retrofit of a neglected office building—reimagined as two generous, light-filled apartments that combine architectural sensitivity with ambitious sustainability. The project exemplifies how intelligent, design-led intervention can unlock the full potential of a difficult heritage building within a conservations area. By stripping away decades of unsympathetic fit-outs, we revealed the height and historic character of the original structure—opening up expansive, double-height living spaces beneath exposed timber trusses. These expressive elements are complemented by a restrained, crafted palette: oak joinery, a box-jointed staircase, and custom kitchens incorporating rich, deep-blue recycled plastic. Natural, low-carbon finishes were used throughout, with breathable insulation, air-tight linings, and lime-based materials enhancing both sustainability and indoor air quality. New roof terraces are discretely integrated behind parapets and chimney stacks—providing private outdoor space without impacting the conservation area’s character. Every element was designed for performance and efficiency. Dual-aspect layouts and skylights promote cross ventilation and daylighting, while air-source heat pumps and whole-house MVHR systems ensure exceptional thermal comfort. The result is a beautiful, quiet, low-energy home with just 25kWh/m²/year heating and cooling demand—proof that thoughtful, sustainable retrofit can surpass performance targets while celebrating the original fabric of the building.
