The Eastgate site in Chichester is particularly sensitive as it lies just outside the old city adjacent to the Roman Wall. The wall is a Scheduled Monument and the site lies within the St Pancras Conservation Area centred on the Parish Church. The site was largely used for public parking but other uses include a furniture depository and a disused swimming pool. This mixed use scheme has provided town houses and apartments for private sale, shared ownership and for a local housing association built above new retail and restaurant space. A key element of the site’s masterplanning was to enhance the setting of the church and Roman Wall while creating a high density development of distinction and character within the historical context of Chichester. The plans facilitate public parking at the core but provide a pedestrian link through the scheme to the city centre. The buildings have been carefully designed to create a range of individual Georgian inspired buildings that are in harmony with the city. Parking for the residential element has been carefully designed to minimise impact on this historical environment.
