210-212, Borough High Street, London SE1. This commission involved the replacement of an existing two storey building on Borough High Street with a new five storey block. Planning permission existed for such a development on the site but the design provided a poor net to gross floor ratio and a fairly inflexible layout. The final scheme successfully reworked the design to significantly improve the net to gross floor ratio and provided a layout that could be let on a floor by floor or a part floor basis. Planning consent was also obtained for additional floor space at fourth floor level. The scheme was constructed with a Design and Build Contractor and became available for letting in 1991.
