Lathams has developed an innovative masterplan for the regeneration of Stonebridge Park, in conjunction with LHA-ASRA, Nottingham City Councils preferred developer. The Stonebridge Park estate was built in line with Radburn* Planning principles in the early 1970s, and as a result the houses are inverted, with car access via back gardens and fronts facing onto communal space. Many of the houses have no proper entrance, no front garden and little private space. The existing flats are generally unpopular, due to their poor layout and build quality, and a lack of proper amenity space. Following an in-depth analysis of the area, including an ongoing programme of consultation with local residents, concept proposals were developed. The new masterplan provides a template for the redevelopment of the area, demonstrating how existing houses can be turned around to face onto streets, with new and complementary development added to provide increased housing options. This will help to re-establish Stonebridge Park as a safe and attractive neighbourhood, ensuring it has a truly sustainable future. Most of the existing flats will be cleared and redeveloped, and the majority of existing houses will be refurbishment. A mix of new houses and apartments will be provided, together with the introduction of homezones to create safer streets and improved areas of public realm. The comprehensive masterplan captures the aspirations of the residents and establishes clear principles for development, including: Introduction of a movement hierarchy with safe pedestrian routes Creation of a clear distinction between public fronts and private backs to buildings Reinstatement of the street as an active and attractive public space Creation of key gateways and node points to aid legibility Rationalisation of boundary treatments to enhance and unify the character of the area Consolidation of community facilities as a central focus linked to a central area(s) of open space.
