Description: New Self-Build Replacement Dwelling Client: Self-Build Architect and Project Manager Build Cost: £150,000.00 (+ Demolitions £10,000) Location: Falmouth, Cornwall Build Stage: Stage 5 (Completed 2019) An existing, mundic bungalow was raised and replaced with a new three bedroom dwelling. The build plot had a relatively steep slope, so a split level design meant less material to remove. The stair way guides up and around the internal building layout to make an efficient space with limited corridors. A great deal of time was taken to simplify the internal structure and layout to keep costs down, but still allowing plenty of internal volume. The exterior is quite simple, and is focussed on a bay window - a strong feature of Falmouth architecture. The bay window is asymmetrical, with a corner window to maximise views over the Fal Estuary. A builder wasn’t used, instead, the project management and a lot of the work was carried out independently. Some work was outsourced as a ‘package’ of work including the ground-works, the building frame, the roof finishes, internal plastering and the external rendering - again to keep costs to a minimum.
