Koha Architects were appointed to provide architectural design services for a modern coastal residential project overlooking expansive south-facing sea views. Initially engaged to develop and submit a Planning Application based on a preliminary concept prepared by others, we went on to refine the proposal by producing a series of alternative concept designs. These proposals were well received by the client and planning authority, resulting in full Planning Permission and Building Regulations approval. Located in a dramatic seaside setting of Budleigh Salterton in Devon, the design is based on two minimalist box-like architectural forms. One volume contains the lounge and bar area, while the other houses a spa and sauna suite. Both structures feature expansive south-facing glazing, framing panoramic sea and coastal views and flooding the interiors with natural light. A central external terrace connects the two volumes and includes a private outdoor shower, enhancing the sense of indoor-outdoor living. The spa facilities are located above a newly constructed double garage and plant/storage room, which is clad in robust brickwork to anchor the building within its coastal terrain. The upper levels are timber-clad, allowing the structure to blend harmoniously with its tree-lined surroundings. Elevated above the natural slope of the site, the spa volume appears to hover above a secluded outdoor swimming pool, creating a tranquil and immersive retreat. This development showcases Koha Architects' commitment to bespoke coastal architecture, spa and wellness design, and sensitive integration with natural landscapes.
