Alteration to existing property, Listed Building - Grade II, Within a Conservation Area

Koha Architects were appointed by The Musicability Foundation in September 2024 as lead consultants for the transformation of an existing Grade II Listed Building in the centre of Penzance, Cornwall. The brief: to adapt, extend, and sensitively refurbish the building into a new music therapy and education centre for individuals, families, and community groups. Our architectural services cover the full project lifecycle — from initial feasibility to design, approvals, and ongoing construction phase support. We assembled and now coordinate a specialist consultant and contractor team, managing the planning, listed building consent, and Building Regulations approvals for this multi-phase development. Koha Architects have played a key role in securing statutory approvals, liaising closely with Cornwall Council, and supporting funding applications with high-quality drawings, written proposals, and cost-related information. A major focus has been aligning the client’s ambitions with statutory requirements, particularly around accessibility, fire safety, and heritage conservation. At the heart of the scheme is a striking contemporary extension that responds to the site’s context while offering a clear public entrance, generous reception space, and lift access to the first-floor Concert Hall. The design contrasts and complements the historic granite structure, with timber cladding and careful massing that sits respectfully alongside the listed fabric. Internally, the project includes additional WC provision, a kitchenette and breakout area to support events, and the careful refurbishment of the Concert Hall itself — including the reactivation of the original balcony, long out of use. Rooftop views across Penzance help reinforce a strong sense of place, while new solar PV panels contribute to long-term sustainability and reduced running costs for the Foundation.
