Listed Building - Grade II, New Build, Alteration to existing property, Brownfield site, Sited in SSSI area
The site comprise a 60-acre farm including a grade 2-listed C16th oak framed farmhouse and its out-buildings. The farmhouse has many original elements including moulded timbers and leaded lights. The front has C18th boxed sash windows. The interior has lath and plaster ceilings and partitions, brick floors and original timber floorboards. It had suffered from many poor C20th additions including inappropriate windows and fireplaces. The work included repairs and alterations to bring the farmhouse closer to its original form and to a condition that allows it to be lived in with some degree of comfort. Central heating, re-wiring, new kitchen and bathrooms have been added. The oak frame and leaded lights have been repaired. The roof has been insulated and lime rendered between exposed rafters. Green oak has been used for the reinstatement of the attic staircase and floor. The walled garden has been restored. A borehole provides potable water. The new-build out-buildings include a garage, workshop, guest room, apple store and reinstatement of the cart pond, on the approximate footprint of the original farmstead. A 1-acre vegetable garden has been created. In 2022 we gained listed building consent to remove all remaining cement panels and insulate with hemp and insulated lime render with traditional pargetting.
