Keith Williams Architects designs for the firm’s first residential tower block close by the River Thames in London’s Vauxhall, was consented following a Public Inquiry. The highly complex 24 storey project is sandwiched between the railway viaduct into Waterloo Station and the tight knit Victorian street pattern which surrounds it. The tower, which contains a total of 104 flats, including private for sale, social rented and affordable housing, and also includes 1500 m2 of commercial development within the base. The project is affected by protected strategic views (LVMF) from Primrose Hill and Parliament Hill and was carefully modelled to measure the impact on the London skyline. The site although set back one block from the river offers spectacular views of the Houses of Parliament from the 7th floor and above. The site was sold prior to construction and executed independently by a separate developer and architectural team with some variation from KWA’s original design particularly with regard to external material and detail, but the intended massing and form have been delivered.
