Within a Conservation Area
9 Orme Court is a Victorian red brick townhouse built in the 1890s in the Bayswater Conservation Area. Spanning six storeys, the building holds significant cultural history as the former headquarters of Associated London Scripts, co-owned by Spike Milligan and Eric Sykes. Marked by twin Blue Plaques, the property operated as commercial serviced offices prior to its embassy conversion. The project included a complete refurbishment and change-of-use conversion of the office building into a purpose-built diplomatic embassy. The refurbishment included a ‘back to brick’ renovation; stripping away all internal fabric and services to its bare structural walls. This enabled a complete upgrade both from a services (mechanical, electrical, plumbing, HVAC) and interior design perspective. The external refurbishment included brick and stone restoration, new heritage glazing throughout, upgraded lighting and security CCTV. The new interior converts every level into dedicated diplomatic zones, with purpose built offices, video conference rooms, special event spaces, special consular and diplomatic spaces. The design language establishes a refined balance between historic preservation and contemporary intervention, inserting modern architectural elements within historic Victorian mouldings and features.
