Listed Building - Grade II
2 Queen Anne’s Gate is located in the London Borough of Westminster adjacent to Birdcage Walk, bordering the Cockpit steps. The site area is 1,290m² of mixed use program, comprising of Office and Residential functions. Several Planning Permissions were obtained as well as a license in order to develop the building and its rear garden from its previous office functions. As a Grade II Listed historic building, conditions for development were stringent; Kalkwarf Architects worked with several consultants to develop a brief that would respect existing traits characteristic of a period property whilst fulfilling the client’s needs. Several unforeseen issues presented themselves throughout the construction of the project, and the successes in the final scheme lie in the way in which they were tackled. Our Interior Design team was heavily involved in the fitting, furniture and equipment specification, and were able to deliver a high-quality product while cooperating with several subcontractors on site. It was completed in February 2016. The building gained several consents throughout the development of the project (all approved consents and their descriptions are available in the appendix), some of which were used and others not as different options were explored by the client. Major works done could be described as follows: + Planning Application services and communications with local Building Control + Demolition of existing partitions and some structural elements to accommodate new internal layouts + Liaising with consultants to coordinate M+E and Structural provisions as per new layouts and uses + Remedial works to existing external facade + Interior design and fit out Kalkwarf Architects worked closely with the client to develop a specification and brief for the build; the main outline requirement was to take out any works required to refurbish a Grade II Listed building with minor changes of use over one floor. Initially this was to be a Residential Unit, but this requirement was later dropped at the client’s wishes and was completed as a private office level with library and gym functions. The construction program was ordered so that office spaces and a basement server space would be completed first in order to accommodate partial occupation of company staff. Staged completion was successful in helping remedy the client’s outlay in renting external offices for staff.
