The building is Grade II* Listed, and detailed negotiations were necessary with their officers, as well as the Conservation Officer and Planning Department of the City Council. A complex refurbishment, apart from the restoration of the existing vandalised building, a new glazed infill to the central arch has been introduced, the lead roof has been replaced, the surrounding site has been re-landscaped. and a new garage building designed in the grounds. In spite of the grand scale of the building, the budget was tight, and cost were reduced by the client taking on the role of main contractor, an the architect monitoring a series of specialist trades.
