This scheme is for the proposed development of 121 dwellings grouped around a doorstep green. Proposals are to be positioned within the existing mature landscape at the former Par 3 Golf Club, Scouts Lane, Humberston which became redundant in 2008. The aspiration of this project is to bring architectural housing to the masses. The project has been developed in collaboration with a large established housebuilder which has presented the challenge of designing high quality architecture on a strict budget. The design of the landscape and architecture have been considered in equal measure. The relationship between the home and the landscape are at the heart of the project. The development is intended to be at the forefront of sustainability and contemporary design. Our aim is to create a piece of village and not just a housing development. A place that has unique characteristics appropriate for its location and context. ????Paths and Roads The approach to the hardsurface landscape is intended to be a simple palette of materials that reflect and compliment the qualities of the architectural materials. A network of pathways provide routes through and around the site promoting pedestrian and cycle use. The pathways are Breedon self binding gravel, chosen to reflect a more rural pallete that interface and compliment the soft landscape. The intention is to develop a sense of unity – a looseness to the materials in keeping with the soft landscape strategy Trees Native trees such as the Wild Crab Apple provide an abundance of niche habitats and produce a glut of food giving sustenance to a range of fauna. Each street and pedestrian/cycle path will be lined with a single species of native tree; for example Field Maple, Silver Birch, Oak, Beech and Small Leaved Lime. This grouping of the selected tree species will provide a feeling of enclosure whilst giving different parts of the site their own identity through the trees individual characteristics of scale, colour and scent. Our project draws on the best of English residential architecture to create housing appropriate for today’s technology, environmental requirements, lifestyles and tastes. We have sought to create contemporary interpretations of a variety of English typologies. We have designed a family of house types with elegant simplicity. They derive their language from proportion, symmetry and detail with high quality materials. ?We view the housing proposals as being the backdrop which allows the extensive landscaping and greenery to define the sense of place. The development has been arranged around the existing avenues of mature trees. The primary access road is bordered by a strip of wildflower meadow and takes all traffic through the central village green creating a strong sense of arrival. A series of lanes or shared surface home zones branch off the central green connecting all areas of the site. As the main arteries connecting all areas of the site; the individuality of each lane is essential for creating an easily navigable place. Distinctive native tree species with individual characteristics of colour, shape and scent distinguish each lane from the next. The extensive planting scheme gives the lanes a distinctly rural feel which is further strengthened by the generous gardens and rural grain. The adjustments in the orientation of the different house typologies create space between buildings that are very generous in scale. This generosity is driven by the desire to create a place that has a sense of openness; a spatial quality somewhere in-between suburbia and open countryside. The project is to achieve a minimum of the Code for Sustainable Homes Level 4, with a desire to achieve code level 5. Therefore the fabric of the buildings are designed to meet the requirements of Code 5, with 400mm super insulated walls, high levels of insulation in the floor and roofs and triple glazed windows. It meets the incorporated 16 design criteria set within the Life Time Homes standards. In addition building forms are designed and orientated to maximise solar orientation and minimise overshadowing.
