The Applicant requested the development represent best practice in terms of sustainable design appropriate to the location, along with contemporary residential design. The dwelling is designed to mediate between two principal influences ? the design characteristics that flow from an understanding of how contemporary residential styles can relate to the spatial context on the one hand ? and, on the other hand, the requirements of the Code for Sustainable Homes, which holds that materials used and design ethos in this particular case met with a Code for sustainable homes Level 3/4. This assessment meant that the dwelling should have ?little deviation from A+ ratings? as defined in the BRE?s ?Green Specification Guide?. Given the aforementioned characteristics the proposed dwelling is a two-storey, three-bedroom development. The accommodation is organised in a way which enhances the views to the west and the environmental properties of the site. This enhancement is achieved by deconstructing the traditional notion of a dwelling and locating the Kitchen, lounge and Dining room on the first floor level while the sleeping quarters have been positioned on the ground floor. The one exception to this is the Master Bedroom which has been located on the first floor to further exploit the view available. These spaces are organised around a double-height Hall and Stair area which also provides separation for the more formal and informal areas of the dwelling. Equally, significant to its design is the orientation of the proposed dwelling which benefits from the impact on heating, lighting and cooling. The Dwelling maximizes southern exposure, and takes optimal advantage of the sun for daylight and passive solar heating. Solar shading is provided which helps minimize the disadvantage of western exposures, where it's most difficult to provide shade from the sun while also providing views to the West.
