IBLA have extensive experience in the housing sector. Our housing projects, across London and the UK, range from private residential developments of 5-12 flats, through to 60-100 plus units for affordable housing providers. The brief here was to design a high-density affordable housing scheme with a large proportion of family units with their own private external space. The predominantly landlocked site, mostly surrounded by rear gardens, presented a further challenge. Our solution was to design a 'Mews' development, with a stacked house type where a 2-bed maisonette, with its own terrace, sits above a ground floor 3-bed flat, with its own garden. A flatted block at the entrance to the site defines a landscaped courtyard, while a sculpted play area is located at the far end of the 'Mews'. The scheme consists of 43 units, including 4 disabled flats, and is designed to meet all Lifetime Homes and Secured By Design Standards. It incorporates on-site renewable energy in the form of solar hot-water collectors, and achieves a Code for Sustainable Homes Level 3 rating.
