Ingleton Wood LLP were appointed as multi-disciplinary property consultants for the design and management of a contemporary extension to the 16th Century Grade II* Listed Building, from inception to completion. We were pleased to have worked on behalf of the Seckford Foundation at their Woodbridge Abbey Pre-Prep School site. The project entailed disposal of land and recovery of the S106 contributions to enable redevelopment of the existing site, including remodelling and refurbishment of the original Abbey House and removal of the 1970’s incongruous extension. As a listed building within a conservation area, the project involved close cooperation with the Council Conservation Officer and English Heritage. The development provides a striking building of substantial architectural merit utilising a naturally weathered Corten steel cladding. The design achieves a natural ventilation strategy with deep soffit projections to afford protection from summer solar gains and glare. The internal layout provides functional teaching accommodation with bespoke storage solutions to maintain an enhanced student environment. Constructing the building was not without its challenges, working within close proximity to the brick, flint and rubble Church boundary required detailed on site investigations, design and installation of a substantial temporary propping scheme. Further complications with the exhuming of approximately twenty five burial remains, a pottery kiln and Victorian conservatory basement. The project took a year to complete and entailed multiple sections to ensure the works were closely monitored. This strategy enabled release of completed areas for the decanting of other spaces as the works progressed through term times in close proximity to the fully functioning school.
