IBA were commissioned by NHS Estates to produce feasibility studies to remodel an existing Daycare Centre at Newcastle General Hospital to provide a new elderly In-Patient Ward. The existing building dated from the 1930’s with several ad-hoc extensions and alterations having taken place over the intervening years. The brief was to provide modern accommodation to meet the current NHS standards, whilst providing an identity to the building to give it presence in the new site layout following demolition of the majority of the hospital site. To meet the brief the existing building was extended on two sides to provide a new entrance and Day Room facilities with the remainder of the existing building undergoing major demolition and refurbishment to provide the new clinical space. The project was delivered by a NEC form of contract, which proved successful given the difficulties encountered due to the age and nature of the existing building fabric. The M&E installation was particularly challenging given the low ceiling heights, roof formations, load bearing structure and working within a hospital building with the adjacent wards being kept operational during the construction works. The project was handed over on time and within budget and the feedback has been very positive from both staff and patients.
