IBA were commissioned to master plan a new office park on the banks of the River Tyne. The site was derelict and contaminated and previously used by Raine Industrial for heavy industrial production and railway sidings. Phase 1 of the development comprised the remediation of the complete site together with stabilisation of the riverbank, the provision of the infrastructure and the design and construction of 3 No office buildings, a total of 8000 m² of lettable space. The buildings have been designed to maximise the views of the river and to provide large open plan high serviced floor plates. The buildings each feature a central atrium entrance area off which the common areas are accessed. High quality finishes, polished green slate, glass and stainless steel create an immediate impact. Phases 2 and 3 comprise a range of smaller office units between 160m² and 1000m² The exteriors of the buildings are constructed in traditional brick walls with feature detailing interspersed with curtain wall glazing. Large overhanging eaves minimise the solar gain. The car parks sit in an attractive landscaped setting interspersed with seating areas and sculptures whilst a walkway has been erected along the river bank.
