Listed Building - Grade II*, New Build, Within a Conservation Area
A whole house refurbishment to the Grade II* Listed Building which is located within the Harley Street Conservation Area in Westminster. The Main house was designed by James Adam and forms half of the centrepiece of the row of terraced houses along Portland Place. The extent of our work encompasses restoration of the existing period features in conjunction with a substantial new contemporary extension, with careful thought to the integration of unique interior features that offset themselves sympathetically from the period features within the building. Further extensive works are focused at the rear of the building. These include the demolition of the existing modern 1980’s office rear extension at Lower Ground, Mezzanine, Ground and First floor levels. Excavation of two additional basement levels beneath the rear extension are proposed to form spa & indoor swimming pool facilities and by rebuilding the rear extension to include the creation of entertainment spaces, family kitchen facilities and a generous garden terrace at rear first floor level which incorporates a new single storey orangery extension. The new roof terrace and orangery allow for good connectivity with the main house, acknowledging a free flow of access between the main house & the extension. The installation of plant at main roof and basement levels are all in association with the use of the property as a single-family dwelling (Class C3), overhauling the current services for many years to come. The addition of photovoltaic panels provides green energy to the property and are discreetly placed to limit their visual impact upon the building & surroundings, conveniently blending into the existing main roof slate pitches. A new passenger lift is proposed to replace the existing early 20th century lift, whilst also extending the new lift access to the 4th floor level of the house. The house will comprise 9 bedrooms each with en-suites, leisure facilities, and ample living accommodation. As the scheme is currently in progress, our intended work stages will run between RIBA stages 0 – 7 once complete.
