Alteration to existing property, Within a Conservation Area
Our client came to us looking for ways to maximise several sites in their portfolio for potential development. We identified this group of buildings as a prime opportunity. Our proposal was to extend and reconfigure the 13 existing flats to an additional 3 units and increase the floor area by 228sqm, creating high-end duplex and triplex flats, with striking details, bespoke joinery, and luxury fittings. As these buildings sit within a Conservation Area, our proposals needed to align with Westminster City Council’s strict rules regarding roof developments and unit sizes. BIM technology provided us the opportunity to clearly articulate our ideas to the Council, and communicate efficiently with the client and the main contractor. We were able to use this technology in what we call “urban surgery” to maximise our development area, whilst coordinating and integrating services, giving our client a clear vision for the project prior to commencement. This project also provided us with the opportunity to focus on both the environmental impact of the overall development, as well as the aesthetic elements of the internal spaces. Utilisation of sustainable solutions was integral to the fabric of the building, so we chose long-term options: LED lighting; water-conserving sanitaryware; high-efficiency boilers; insulation, and passive solar gain. We used renewable and recyclable products wherever possible and created texture internally by exposing timber structures and soffits to soften the space with natural materials.
