K’in Lum Ha is a boutique hospitality development of eight private villas in Tulum, Mexico, designed in collaboration with TTF Group. Set within the Yucatán Peninsula’s unique limestone ecology, the project prioritises biodiversity, cultural sensitivity and low-impact design. Working closely with local landscape designers, botanists and ecologists, the scheme retains 60% of the site as permeable landscape or natural jungle floor, with a commitment to replacing any trees removed during construction. The villas are designed for short and long-term stays, offering guests an immersive experience rooted in place. The architecture responds to the tropical climate through passive ventilation, openable façades and sustainably sourced hardwood brise-soleil. Ground-floor walls use offcuts of local limestone, while lime plaster finishes are applied by Mayan craftsmen, embedding indigenous knowledge and material heritage. K’in Lum Ha sets a new benchmark for regenerative hospitality where ecological stewardship, cultural integrity and contemporary comfort converge.
