Hachette UK is the holding company for seven independent main publishing brands and their respective imprint brands. In order to benefit from co-terminus lease events, a consolidation initiative has been introduced and a lease on the refurbished 135,000 sq ft Carmelite House on Victoria Embankment has been taken. With two floors being sublet, the seven, often competing, publishers are to co-habit the building with two brands on each floor presenting HOK with the challenge of maintaining their individual, almost federal, identities whilst benefiting from the economies of scale that a consolidation project brings. KEY PROJECT DESIGN FEATURES: -Common Denominators & Constant Variables were identified to provide a robust structure that the design could be based around whilst ensuring the financial benefits are realised. Branded “arrival points” on each side of the lift lobby clearly differentiate the publishers when literary agents and authors visit the building when negotiating book deals. -Transformational workplace strategy that took the brands from a high proportion of enclosed office spaces to a fully open plan environment. Consequential challenges for book storage and display had to be addressed. -Conscious attempt to display and promote the multiplatform aspect of contemporary publishing books (paper, talking, digital and related promotional apps and games). -Level 6 Pavillion café/collaboration space and roof terrace. -Enhanced loading bay and vertical transportation strategy to accommodate the volume of hard copy books delivered to and from the building daily.
