HLM’s design for this site just off London’s Old Kent Road is typical of how we bring our expertise across a range of building sectors and typologies, to create a true community development which will not only bring social and economic improvements to the locality but also create a vibrant new “place” for living and learning. The design philosophy seeks to recreate a more urban form of street pattern to Rotherhithe New Road, while the proposed tall building element of the scheme announces the development as a place of learning at a civic scale. The architectural expression of each part is clearly defined appropriate to function, while retaining a sense of harmony across the whole. The scheme is made of the following elements which will benefit the community. Community Through space sharing with the City of London Academy, Bede House will establish a third centre expanding their important work with youth groups and vulnerable social groups further south within the Borough. In addition a community play space as part of the two schools will create opportunities for community recreation on site. Employment It is estimated that the proposed scheme will create in excess of 60 jobs, including many opportunities for local people. If retained as Preferred Industrial Land the number of jobs on site would be substantially lower. It is also hoped that CoLA will set up links with local businesses and industry. Homes The proposal will create 158 new homes. These are primarily two and three bedroom duplex properties and therefore provide opportunities to deliver against the London Borough of Southwark and the London Plan targets to create more family homes.
