Kings Crescent is a council-led estate regeneration scheme for the London Borough of Hackney, that combines new homes with the meaningful transformation of existing buildings, addressing the disparity between “us” and “them”. The 2-phase scheme to regenerate this 1970s estate adjacent to Clissold Park will result in the construction of 490 new homes and the refurbishment of 275 flats. Henley Halebrown are designing 40% of the new homes and adapting all 275. The first phase, “Northside”, a mix of 1, 2 & 3-bed homes was completed in 2017. Of these, 273 are new and 101 refurbished. The scheme is mixed tenure, providing 79 social rent, 36 shared ownership & 158 private new dwellings and the refurbishment of 75 social rent and 26 leaseholder homes. Henley Halebrown designed 88 of the new homes and converted garages, and adapted the 101 existing homes. The team is now working on Phase 2 “Southside”. This will create a further 217 new and 174 refurbished homes. The masterplan establishes a new street from Clissold Park and continuity between estate and neighbourhood. In the first phase the three new buildings correspond with the three existing ones, sharing a courtyard with each. Our new building fronts the main street, with a democratic, tenure blind façade. The heavy loadbearing facade echoes the loadbearing masonry construction of the surrounding late Victorian townscape. Inside, 2-storey entrance halls link street and courtyard. Robustly detailed, the building is designed to age gracefully and aims to elevate the experience of public sector housing provision. The refurbishment work aims to change the quality of life for existing residents by creating new amenity space, enabling people to sit out in the sun on new balconies, expand into new wintergardens, cultivate plants on the upgraded walkways, and place tables and chairs in new front and rear gardens. Ground floor garages have been converted into much needed new housing. The practice is working in collaboration with Karakusevic Carson Architects, landscape architect Muf Architecture/Art and phase I engineer Peter Brett Associates and phase II engineer XC02. The contractor is Higgins construction. Phase 1 is the recipient of the Mayor's Prize, New London Awards 2018; AJ Editor's Choice, AJ Architecture Awards 2018; Housing Project of the Year, AJ Architecture Awards 2018; RIBA National Award 2018.
