Designed by Haptic Architects, 300 Gray’s Inn Road is a deep retrofit and infill project that reimagines an outdated and inefficient 1970s office building as a high-performing, future-ready workplace. Rather than pursuing demolition, the scheme demonstrates how existing structures can be carefully adapted to meet contemporary standards of sustainability, comfort and flexibility. By retaining and upgrading the original frame, the project significantly reduces embodied carbon while extending the building’s lifespan. New infill elements, improved environmental performance and a refreshed architectural identity bring a renewed civic presence to the street, showcasing how thoughtful retrofit can transform ageing commercial buildings into exemplar models for low-carbon urban regeneration.
