This distinctive new destination combines a new leisure centre, range of civic facilities, a business centre, car parking and major public realm improvements into a single, comprehensive redevelopment that knits together a previously fragmented part of the town. It brings together a range of council functions into a dedicated civic hub alongside a state of the art leisure centre that contains 3 pools and an innovative flow-rider. The new business centre provides accommodation to support fledgling businesses in the region. These functions are located around a new civic square which is tied back into the surrounding fabric via a tree-lined boulevard. The development acts as a catalyst to the future regeneration of the wider Redcar and Cleveland area and has transformed the western edge of the town centre. Successful Delivery: We carried out a shared space exercise to help reduce build cost by £2M and created huge flexibility in the scheme. The above study and the overall design was successful through regular workshops with the council (operator) and the key stakeholders, which included sports clubs, NGB’s, the ASA and Sport England, planners, building control, police, members and key individuals from the community. Engagement with the local supply chain early on through the Scape process, allowed them to input into the design at Stage 3, which helped firm up a more accurate price and resulted in zero abortive design. Strong value engineering management throughout the design and delivery on site. We always looked at better ways of doing things and this was tracked by us from concept stage. The value engineering process, saved approximately £2.4M. Focus and attention towards new technologies (such as first moving wall in a sports hall), FlowRider in the pool and gym equipment which helps heat the pool water). Scope of Works: Wet and dry leisure. GT3 Architects detailed the scheme from RIBA stages 0-7. An iconic building which inspires others as part of the regeneration of the town, built around existing dwellings and village green. The scheme was supported by a basement carpark, new office space, upgrading to transport infrastructure. Integration with the landscape and public realm. The landscape is seamless and runs through into the building to create a blurred edge between inside and outside. The landscape formed a crucial element of the scheme. Innovation through the introduction of the first full height moving wall in the sports hall which helps flexibility. Other innovative introductions include a FlowRider surf machine, whilst DDA facilities went over and above Part M. Learner pool allows for rehabilitation water space, where temperature of water can be altered. Introduction of a moss product for the filtration system which has removed the need for chemicals in the water. This has big community benefits. Additional sustainable measures such as PV, CHP, re-circulation of wasted gym heat to warm the pool water, separate energy centre, including bio-mass which jointly heated the civic centre which adjoins the leisure. All achieved BREEAM Excellent. 50% of the centre is naturally ventilated and circulation is 13% of the overall gross. The development has been designed alongside the community through stakeholder meetings which ensures that the facility mix encourages family and youth participation. The site involved the co-ordination of different ownerships between borough and county councils and private ownership.
