‘Transformation through Adaptation’ ONE, Jesmond Three Sixty forms part of a large commercial estate at the North East corner of Newcastle City Centre. The development was built in the early 1970’s and was originally occupied by a large insurance company. More recently has been home to a range of commercial occupiers and bar/restaurant uses. GT3 Architects have been working with the owner of this site for the last 3 years, developing a masterplan that combines a range of new-build and refurbished buildings allied to a landscape strategy which binds the whole development together. Formerly two separate buildings, Eaga House was extensively refurbished and extended in the late 1990’s to create a 5 storey, 70,000sqft office building. The departure of this tenant allied to a downturn in the commercial office market created an opportunity to bring this building forward for redevelopment. The proposal is to convert and adapt the existing building into 80 residential apartments with a large, 10,000sqft bar/restaurant use at ground floor level. The existing building lends itself to a relatively simple conversion with 9m floorplates located around a central light well which will provide natural daylight and amenity to the adjacent circulation corridor. The scheme includes a new top floor (which rests on the existing super-structure), new cores and minor extensions and an entirely new cladding system which will transform the appearance and image of the building.
