The development consists of a single, three storey office building, divided into two wings separated by atria and core, providing approximately 98,000 square feet of flexible, air conditioned office space. The building has been designed with the primary aim of accommodating a single occupier but there is sufficient flexibility to allow it to be split on a floor by floor or part floor basis to meet varying occupier requirements in the future. The external appearance is intended to create a modern and energy efficient building that complements existing developments on Oxford Business Park. The main body of the office accommodation is highlighted by full height and length glazing, balanced by strong masonry elements at either end. The split of the office accommodation by the atria is expressed by the recesses to the main entrance and the amenity space, and fully glazing between terracotta flank walls. The layout includes substantial soft landscaping at the plot entrance and along the access road to the plaza outside the main building entrance. In addition, it allows a landscape screened amenity space to be formed to the rear of the building, accessible from the adjacent atrium. The building is set out on an approximately East-West alignment to maximize the effectiveness of passive solar shading, a key part of the energy efficiency strategy. The project is has achieved BREEAM Excellent and an EPC A rating.
