Alteration to existing property, Within a Conservation Area
This distinguished red-brick house in Highgate was comprehensively refurbished, and a full-width glazed rear extension added to the rear, transforming the existing property. The property retained many of its original period features, so care was taken to ensure the new additions respected the providence of the existing house. The existing ground floor entrance hall was re-arranged to provide a vista through the house to the mature rear garden, with the existing stained glass, cornices and staircase being fully refurbished to enhance the Victorian characteristics of the house. The 6.3m deep rear extension takes advantage of the planning context, adding 300sqft to the house. Full-height glazing and a full-width rooflight allows natural daylight to permeate the deep plan, creating a harmonious sequence of spaces that calmly transition between the formal reception rooms and the rear extension. The first floor was re-organised to create a large master ensuite, including a bedroom, dressing room and ensuite. Stained herringbone flooring and marble finishes were selected along with bespoke joinery to give the space a luxurious quality to reflect the scale of the rooms. The second floor was re-organised to provide three well-proportioned bedrooms, a utility room and family bathroom. Formwork provided architectural, interior design, joinery design, contract administrator and cost control services.
