This major healthcare facility, costing £23 Million was procured in two distinct construction phases with Floyd Slaski acting as Lead Consultant, Architect, Interior Designer and Contract Administrator for both phases. The site was originally occupied by three large town houses Nos. 114, 116 and 118 and a Grade II Georgian town house No. 120. Two of the buildings extended to rear mews cottages accessed from the rear of the site. Phase 1 of the works involved the retention of the majority of the main elevation facades with total demolition behind. After lowering basement level a completely new 6-storey shell was erected inside the retained walls, to produce a large expanse of uninterrupted floor space served by a new service core(s) providing three new lifts and main access stairs. This shell and core work included the construction of two large glazed atria designed to bring daylight into the deep floor plans at both ground and basement level. Extensive consultation with Westminster City Council's Planning and Conservation Departments were necessary due to the high profile location of the site. This process included preparing detailed plans to assist use swap negotiations. Phase 2 of the works involved the full 'Fit Out' of the shell and core building with the following healthcare facilities. Basement: A comprehensive new Pathology Department: incl. Automated Blood Science Laboratory, Microbiology Lab with Cat 3 Lab, Immunology and PCR and large Histopathology Department Ground Floor: Main Reception Spine Clinic Treatment Centre Consulting Suites 1st - 4th Floors: A range of fully fitted consulting suites with waiting and ancillary accommodation. During the design development of the main project No. 120 Harley Street was added to the total development. This Grade II building dating from the late eighteenth century involved extensive negotiations with Westminster's Conservation Officers. Agreement was finally reached to proceed in the following manner. a. Retention and full refurbishment of the original Listed Building including restoration of extensive historic detailing. b. Demolition of later buildings to the rear of the site to be replaced by a two-storey structure with glazed barrel vaulted roof. This structure contains a new therapy gym, phlebotomy rooms and administration accommodation. c. It proved impossible to insert a lift into the Listed Building and so a new lift was constructed on the other side of the party wall hidden from sight by automatic jib doors.
