Vodafone’s World Headquarters on the Old Showground near Newbury brings together 3,000 staff who were previously based in 51 buildings in and around the Newbury area. The 550,000ft² development includes a group of interlinked buildings around a series of ponds to provide flexible working spaces to support this dynamic changing environment and to encourage communications between individuals and groups, while maintaining the successful independent culture engendered by the current structure. As part of the project we were responsible for all aspects of defining the facilities management brief, from the definition of special areas such as health and fitness facilities, restaurants, and security to space planning, site security, and benchmarking to best practice all elements which repeat across the complex. Our fit out for the world headquarters site has been extended to establish a standard for all UK property. The buildings and associated car parking are carefully integrated into the landscape to create a parkland setting. They are designed to be a low energy, naturally ventilated and sustainable development. The green transport plan, a partnership between Vodafone and the District Council is perhaps the most innovative in the UK. The project including the fit out, as part of the phased occupation of buildings, was completed in 2003.
