Planning permission has been granted by the City of London for a new 15-storey innovative office building at 12-14 New Fetter Lane and 43 Fetter Lane, London EC4. Located on the western fringe of the City of London, at the heart of the district now known as Midtown, the site presents a unique opportunity. Our aim has been to design a building that engages with its dramatic townscape context by forming a transitional element in the cityscape, while also improving the setting of Fetter Lane and Plough Place, creating a strong sense of place and identity. The dynamic, fan-shaped, stepping form of the proposed building offers street vistas with changing skylines that will captivate interest when viewed from the surrounding streets, thus creating a new landmark and a distinctive new addition to the Midtown district. The building features a tall single-storey ground floor level which includes the main building entrance, retail accommodation and service bay, with 12 floors of office accommodation above. The top of the building, above the final floor of offices, is articulated with a double-height volume which contains two levels of plant, taking the total building height to 59.35 metres above Fetter Lane. The scheme incorporates: • 20,359 m² (219,145 sq ft) GEA of development • 322 m² (3,460 sq ft) GEA of retail space at ground floor level • a single basement level providing plant, storage and bicycle storage space • the proposed pedestrianisation of part of Plough Place, creating a new landscaped urban space whilst improving the pedestrian realm and the active retail frontages Sustainability is a principal design consideration of the project. The building encompasses a broad range of sustainable responses, which will contribute to the environmental performance of the project - a substantial reduction in carbon dioxide emissions as compared to the current Building Regulations (2010) and a target BREEAM rating of ‘Excellent’
