Hackney Wick’s former industrial buildings have, for over a decade, provided artists with affordable workshops, studios and live/work units and supported the cultural and creative industries as inexpensive co-working start-up hubs. The London Legacy Development Corporation (responsible for granting planning permission) is very keen to retain and develop the value that this cultural capital has already contributed to the area along with its accompanying vibrancy and buzz. In the 19th and 20th centuries these industrial buildings and the industries they housed played a significant role in the economic and employment sectors of the Borough. They can now make a valuable contribution to its social and economic regeneration. This former book depository is a building type easily distinguishable by its fenestration, large arched doorways, blind arcades and typical 19th century yellow brick. It is highly visible from Hackney Wick Station. The interior is very simple consisting of four storeys of open-plan warehouse space. On the ground, first and second floor levels there are steel pillars and ceiling joists across the open floor plan. Our treatment of the external and internal spaces will be sensitive to the worn but highly textured fabric of the building and we will minimally intervene with contemporary fittings and fixtures. The internal brickwork will be restored and the utilitarian features retained. We will be able to achieve a significant BREEAM rating throughout the building. The former loading yard is being converted into a new public square, the ground floor of the building is being converted into a community hub/local performance venue. The project was granted Planning Permission in 2016 and is due for completion in late Spring 2017.
