The approved development provides a good housing mix including affordable housing to a high standard of design. The scheme has been designed to be contemporary, robust and of a high quality providing a sensitive and sustainable design. It comprises of three buildings made up of three storeys, together with basement car parking and landscaped open space. The proposed design offers an exciting opportunity to deliver high quality housing and will contribute towards the Council’s 5 year housing land supply on this brown field site. The design will also significantly enhance the appearance of this brown field site and the surrounding area.The surrounding context consists of an industrial park to the east, a residential style office development in north east separated from the larger residential area by Cutbush lane and dense trees. The layouts of the existing residential areas consist of a domestic vernacular with minor streets and cul de sacs, therefore it was important for the design proposal to respond to this. It can be seen that the existing buildings on the site are surrounded by hard-standing car park areas and dense vegetation. The proposed design allows for the car park to be set underground through a ramp which is parallel to the City Limits Development, freeing the ground floor surrounding land of the housing for soft landscaped gardens. This enables the area to be used for communal amenity space for residents.
