The Dye Works is a new-build residential development comprising three separate blocks and providing a total of 252 apartments: a mix of one, two and three-bedroom units including duplexes at street level. The scheme seeks to create a true sense of place through high quality, contemporary design that references the history of the site which was occupied historically by J and JM Worrall’s Dye Works for over 150 years. The scheme will act as a benchmark for future development in the area, through careful detailing and a considered choice of materials, as well as the subtle use of colour: the inset balconies to the three blocks are lined in green glazed bricks, echoing the dyed velvets produced and sold by the dye works. The scheme forms part of the wider regeneration of Ordsall Riverside in Salford. The Ordsall Riverside Planning Guidance suggests that “development in this area should respond to its context with a permeable network of urban blocks providing good access to the river…” and consequently Blocks 1A and 1B – to the north-west of Worrall Street - are set apart to provide new public realm which offers a visual and physical link between Ordsall Lane and the river. Block 2 lies to the south-west of Worrall Street, parallel to the river. The scheme also provides active frontage to both Worrall Street and the proposed public realm between Blocks 1A and 1B. Duplex units are proposed at ground/first floor level, with ‘own-front-door’ access and modest private external space. The Dye Works provides a positive and sensitive response to its physical context, in it’s layout, scale, massing and appearance. The proposal offers an appropriate mix of unit types and sizes that successfully meets the client’s brief, while maintaining design quality and recognising the history of the site and the wider area through the choice of materials, colour and branding.
