A 25 residential unit mixed-tenure redevelopment proposal for a brownfield site. Arrival and progression through the site creates variety in townscape character reinforced by different unit types and articulated elevations. The layout and external appearance of the townhouses and apartments were agreed with the Local Authority as part of a formal pre-planning process. The development incorporates similar materials as the surrounding housing, whilst adding metal roofing and cladding. Generous glazing areas are provided to living spaces and main bedrooms. Within the site, the development of houses adapts to the changing boundary conditions, providing rear gardens with good aspect and matching new gardens with those existing along the western boundary. Making efficient use of the site, the proposals provide a simple and attractive development responding to the boundary conditions and context. The density of the proposed development is approximately 70 dwellings per hectare, in line with the EWCAP Band 2 density of between 50-80 dph. The proposals provide twelve apartments, and thirteen houses. The size of units follows guidance provided in Hertsmere SPD Planning and Design Guide.
