Within a Conservation Area, New Build
A luxury refurbishment and substantial extension of a house in the St Johns Wood Conservation Area, London NW8. This project required careful negotiation with the Planners and neighbours to deliver the additional 50 sq.m of internal space. The original house had little living space and natural light at ground floor. When complete, the ground floor included a playroom and a generous kitchen, dining and living area opening on to the large mature garden. At first floor, a glazed roof terrace and green roof to the extension open off the additional living room. A new oak staircase with frameless glazed balustrade at the centre of the house now elegantly connects the different levels, replacing a crudely constructed timber stair. A high quality AV system was fitted to the living spaces and bedrooms. Throughout the house, high specification fittings and finishes have been incorporated including polished plaster, and Limestone floors with underfloor heating.
