Situated on a quiet road in Belsize Park, this project involved complete refurbishment and extension of a duplex apartment at ground floor level. The extension to the property enabled the creation of a large master suite and bathroom, and the formation of a larger third bedroom. Both the rear bedrooms now open on to the lower garden terrace via folding doors. At the upper level, the roof of the extension forms a roof terrace at the same level as the main living spaces. External stairs connect the terrace and upper living spaces to the split-level garden, which has been extensively re-landscaped to accommodate level changes and provide an attractive outlook from the property. DDWH Architects produced design options and liaised with the client and neighbours to minimize objections to the Planning Application. As part of the pre-planning discussions with neighbours it was agreed that the roof terrace would not cover the entire roof area, and that the remaining part would be given over to a green roof. With Planning Consent secured, DDWH Architects produced a comprehensive technical package for Building Regulations and contractor pricing. After selection of a contractor, we provided Contract Administration services during construction. Bracknell Gardens, Hampstead NW3 A luxury refurbishment and roof extension of a top floor apartment in the Redington Frognal Conservation Area, close to Hampstead village. The roof extension adds just under 40 sq.m to the property, and creates a new master bedroom and bathroom connected to the main living level by a new bespoke designed stair. The double-height hallway includes a rooflight to bring sunlight into the centre of the apartment. A large ‘pocket’ door slides away into a partition to open up the living area to the hallway, providing full length views through the spaces on entering the property. Throughout, a high level of specification for fittings and finishes creates a contemporary, sleek interior.
