Planning consent for the redevelopment of the site was originally granted in 2014 for a mixed-use scheme including retail, hotel, community use and student accommodation. Following changes in funding and the hotel operator, a revised consent was secured in 2017. The approved scheme delivers ground-floor retail including a supermarket and community (D1) space, a 96-bedroom hotel and 41 residential dwellings. The design integrates commercial, hotel and residential uses within the local urban context while retaining and refurbishing the distinctive Art Deco façade of the former RACS building. Fronting Upper Tooting Road, the development maintains the High Street’s built edge while accommodating servicing and access to the rear. The project was delivered in four phases between November 2020 and February 2022.
