The Project This development comprises of luxury apartments, boutique offices and a flagship retail store. Chapman Architects took this project through conception to tender and acted as contract administrator. The Brief In 2007 Chapman Architects were appointed to design a scheme which optimised the distribution of building use across all floors in terms of planning and capital gain. The building is prominently located at the junction of Brook Street and New Bond Street, London. The lower floors have been used for retail but the upper floors which used to be The Silver Galleries have been vacant for many years. The Chapman Architects Approach Chapman Architects successfully designed and obtained planning for a highly innovative scheme which overcame extremely tight constraints on the permitted roof level in order to incorporate an additional floor. This, together with the extension of the floor plate to the buildings boundaries increased the amount of internal space considerably. The mixed use scheme retains the flagship retail space on the lower floors which have been planned to create a more efficient trading space and incorporate a feature stair and lift designed to draw customers through the shop floor and up to the first floor. The 2nd and 3rd floors consist of boutique offices incorporating a condensed service zone in order to maximise the open plan office space that is very clean in form. The office floors will be accessed from a new entrance formed on the Brook Street facade. The 4th & 5th floors house two luxury duplex apartments, each featuring internal stairs and accessed from their own private staircase on New Bond Street. Chapman Architects have designed the interiors and will furnish them fully. The new entrances to the building incorporate doors which emulate the fenestration in the existing tower windows in order to create continuity between the existing and new building. The finishes for the entrances have been selected in order to retain the identity of The Silver Galleries.
