Cassidy + Ashton were appointed to produce a Master plan and an Outline Planning Application for the derelict Grade II* Denbigh Hospital and associated grounds, (circa 40 acres), in 2005. The project involved detailed consultations with CADW, the Georgian Society, Victorian Group, Historic Parks and Gardens and The Prince of Wales’s Phoenix Trust. Outline Planning Permission was granted in 2007. The scheme proposed is for the repair of the listed hospital, other associated listed properties and the surrounding landscape. It puts forward the creation of a new urban village comprising mixed use Development; including 17 Acres of Enabling Residential Development on Greenfield land. The development will be broken up into varied building forms, less regimented in layout and scale, and with a split level to take advantage of the natural topography of the site. The proposed master plan incorporated a mix of housing varying in scale, identity and density, which is responsive and sensitive to the existing historical building and nearby town of Denbigh. Creation of openness will allow the countryside to penetrate the site, footpaths, cycle ways and roads connecting the landscape to the heart of the village, focusing on utilising existing architectural and landscape features leading people along green corridors.
