The building creates a new edge to Wembley Park Boulevard and seeks to contribute to the sense of place, enlivening the streetscape with a high-quality building that brings new activity including a café and retail uses that spill out onto the street. A striking double-height reception area, which can also be used as breakout space for office workers, leads to seven upper floors of office space which are flooded with light and give tenants fantastic views across Wembley Stadium and London. To enable future flexibility, each floor can be let as one or split for two separate tenants. The building is BREEAM Excellent and meets the needs of today’s businesses with highly flexible space and a Wired Score Gold accreditation. The brief for the office building was to create highly efficient, Grade A office space that would achieve an occupational density of 1:8sqm. The design successfully achieves this with a net:gross efficiency in excess of 85%
