Site planning for 65 new family homes in a superb, sustainable 4.1 hectare park-like setting. The plan creates distinctive, varied neighbourhoods, offering a choice of high quality family homes from affordable to executive. The curvilinear layout features continuous, active street frontages, including crescent and court set pieces, and home zones within perimeter block arrangements. All the dwellings are two-storey with an appropriate palette of materials to link the new 21st century community to the existing neighbourhoods to the north, east, and south Trees have been retained wherever feasible, with additional tree planting for landscape character. The site layout maximises natural surveillance of public areas, realigned bridleways link to the Tees Heritage Trail with two new access points to a future park. Site planning has been worked around underground draining and pumping constraints for build-economy. The scheme was granted outline planning approval in 2016.
