Alteration to existing property, Listed Building - Grade II, Sited in AONB, Within a Conservation Area

The Building was a derelict engine room attached to a listed 18th century water mill set in a beautiful valley close to the Cheviot Hills. The project brief was to create a new cottage - the client was persuaded to leave areas of the building double height and to create a galleried living room. A large hip roof was created entirely in glass opening up extensive views to the Cheviots. Sarking board and repaired surviving traditional joinery retained the industrial character of the mill. Local stone was reclaimed from around the site where it had been scattered over time. Walls were rebuilt with traditional lime mortar and rendered internally with lime. A reed bed system dealt with foul waste. Breathable insulation was specified on the inner surface of external walls to provide a warm environment and heating was supplemented by a large log burner.
